Are there particular views you wish to capture from your home (i.e. waterfront, mountain, or wooded area and what direction)?

How should this new home make your feel when you arrive?

What problems/issues will the new home solve that your current home does not?

How many people on average do you entertain?

What rooms/areas of the home do you currently entertain in? Do you expect this to be the same in the new home, or are there new areas that you would wish to have to accommodate certain types of entertaining or activities?

How many levels will the home have? Is there a walk-out lower level?

Separately list the rooms you wish to include in the home, what level they are on, -and any particular features such as ceiling heights/volumes, fireplaces, built-ins or other trim details. Include outdoor spaces (i.e. covered or screened porches, terraces, etc…) Some set-up questions for the list as follows:

Is there a Great Room and a Hearth/Family Room on the main level, or just one single living area?

Is there a formal Dining Room?

Is there a Den or Study? If so, is it a public room, or a more functional, private office type room?

Is there a Mom’s Room/Office?

Any specialty rooms (i.e. wine cellar, cigar lounge, play/bonus room, safe room etc…)?

Any wet bars in the home? If so, what level?

If there is a Home Theater/Media room, is it to be open to other entertaining areas, or enclosed? What type of seating – theater chairs, sectional/sofas, or a combination? One level or multi-levels?

Indicate the number of bedrooms you wish to include and the level of the home you wish them to be on. For each attached en-suite, please indicate whether it has a shower, a tub-shower combination, or both. If there is a shower, indicate what type of shower you would like (i.e. doorless, all tile with a single door, some tile walls and some glass walls, pre-fabricated floor pan, or other)

In general, do you prefer an open plan, or more partitioned rooms? What rooms would you like to flow together? Which ones need to have more privacy?

How many garage bays do you require? Do you prefer single or double garage doors?

Do you prefer a kitchen design where the main sink is located on an island (viewing out through other rooms), or where the sink is on an exterior wall with a window?

What kind of cooking appliances do you wish to include (i.e. professional range a ’la’ Wolf or Viking –cooktop and ovens in one unit; or cooktop + wall ovens; or other)?

What kind of refrigeration appliances do you wish to include (i.e. separate ref. and freezer; combination units; built-in cabinet depth or standard; top or bottom freezers; additional refrigeration drawers; additional refrigerators in other nearby locations)?

What other appliances do you wish to include in the kitchen area (i.e. ice maker; trash compactor; speed/microwave oven; built-in coffee machine; warming drawer)? Any appliances in the pantry or butler’s pantry?

Is there more than one island in the kitchen design? Will the island(s) have one, large flat surface, or do you wish to have different heights (i.e. a raised bar-top level, or lowered table-height level, or other)?

Is the pantry to have shelving only, or would you prefer a set-up with some basecabinets or potentially a full-fledged prep kit

How many people need to be seated at the breakfast room? Would the shape of the table be rectangular, square, or round?

Where within the home would you like the stairs to be located? Are there more than one set of stairs?

Are the stairs a prominent design feature?

Do you like open stairways in which the opening from floor to floor is larger than the required stair hole such that you may view multiple levels of the home at one time?

What types of railings do you like (i.e. iron, wood, cable railing, steel rods, combination, or other)?

If there is a second level, do you like areas above over-looking below, or no visible catwalks/balconies?

Is there an elevator or future elevator shaft?

What rooms in the home would you want exterior access to and from?

Do you wish to include a pool? If so, what parts of the home should flow easily out to the pool area? Is there a bathroom located for easy access to the pool or a separate cabana type space?

Any specialty fenestration to be included (i.e. folding or multi-sliding door systems, “Phantom Screen” systems or other)?

If the property is acreage, provide detail about additional outbuildings, ponds, driveway configurations (i.e. number of entrances and general shape), and gates or other entry monumentation you would like to include.

And, don’t worry if you cannot answer all of these questions on your own, as this is meant only to start you thinking about these items. Part of our process will be to provide you enough detailed information to be able to answer these questions by pointing out pros and cons for your decisions relative to overall design aesthetic, function, quality, and budget.
